Undina Watch Estate Building Scheme
• Not to further subdivide the lot of land so as to increase the total
number of lots.
• Not to erect on the lot of land any building other than one private
detached house (containing not more than two dwelling units) together
with outbuildings, greenhouses, garages, swimming pools, pool houses
and other appurtenances thereto in accordance with all relevant planning
and other statutory requirements and regulations.
• Any second dwelling unit will be ancillary to the principle unit,
and shall not exceed 30% of the gross floor area of the principle unit
• Not to erect any dwelling house on the lot of land having an external
elevation or elevations in excess of 25 feet in height with the exceptions
of the west, north and east elevations of a house on Lot 5 which shall
not exceed 30 feet in height.
• Not to erect any appurtenant outbuilding or other building on the
lot of land having an external elevations or elevations in excess of
15 feet in height on any external elevation.
• Not to erect or make on the lot of land any part of any building or
other obstruction other than a wall or fence less than four feet height

• In the event of building works or development being carried out on

2 years of the date of commencement of such building works and development.
Nothing herein shall be construed as to prevent the subsequent creation
of outbuildings or any addition or alteration to the dwelling house.
• Not to carry on or permit to be carried on the lot of land or any
portion of the lot of land any trade, business, profession or commercial
activity.
• Not to use any building on the lot of land otherwise than as a private

• Not to display or permit to be displayed any notice or advertisement

• Not to park any vehicle or otherwise cause any obstruction on any
part of the estate roadway except temporarily for the purposes of loading,
unloading or deliveries.
• Not to do or suffer on any portion of the lot of land anything which
shall be a nuisance to the owners of the other lots of land comprising

• To pay the costs from time to time of maintaining, repairing, and
renewing the estate roadway together with any conduits, wires, pipelines
and cables serving the building estate, such costs to be borne in equal
shares by the owners of all the lots of land comprising the building
estate, provided always that such repairs and maintenance shall in all
cases be authorized and agreed by the owners from time to time of at
least two of the lots of land.
• To repair any damage done to the estate roadways such repairs to be
carried out forthwith and at the expense of the lot owner or owners
responsible for the damage.
• To keep and maintain any buildings, gardens and grounds on the lot
of land in good and tidy condition and clear of any garbage, rubbish
and litter and not to allow the same to be used for any dumping or similar
purposes.
• The Purchaser together with the other lot owners shall pay the costs
of keeping the edges of the estate roadway free from vegetation, growth
and mow the grass thereon.
• To use the designated Services Reservation at the end of the turnaround
on the estate roadway for the placement of garbage for collection. Prior
to the occupation of any dwelling house on the lot of land, to ensure
that an adequate facility for the housing of garbage in the designated
Services Reservation is provided.
• On any subsequent conveyance or transfer of the lot of land or any
part thereof to ensure that the Purchaser(s) or Grantee(s) enter into
a fresh covenant with the Vendor and all other owners for the time being
of the lots of land comprised in the building estate to perform and
observe the various restrictions and stipulations herein contained (including
this stipulation).
